Studiobricks room for mixing

I am going to move my studio into my garage. I was going to buy a studiobricks room or whisper room for mixing. I mix edm, HipHop. I want to get the best side room. Right now my room is L17 x W10x H9

I don’t need it sound proof. My neighbors don’t complain now but I have a 4 year old and my wife needs the booming of the sub and bass from pounding through the house. These prefab rooms are crazy expensive. I can get L18x W12 x H8. My wife would like to keep one car in the garage if possible which means I could get L18 x W 9 x H8

In my current studio if I sweep a sine wave when I get to 70-95hz the bass practically disappears. I have all corners with bass traps. Ceiling to corners as well.

Since the booths are so expensive I want to make sure I can get a room that has the right dimensions that I can mix in that can be treated to work in.
